What cannot be seen is not measured
Clear terms before we start: what we need on the day of the visit and where the limits of the drawing lie.
Access and preparation
- Access to all rooms, including storage rooms, courtyards and terraces that are to appear on the drawing.
- Sufficient electric or natural light.
- Wall surfaces accessible as far as possible. We do not move heavy furniture or dismantle anything.
- Someone to open and lock up. They do not need to be present during the survey.
What is drawn and what is not
We draw what can be seen and measured on the day of the visit. Anything concealed behind fitted furniture, suspended ceilings, wall linings or cladding is not measured and is indicated on the drawing. Building services are drawn from their visible elements (switches and sockets, distribution boards, radiators, grilles, outlets, downpipes); concealed routes are not assumed. Door and window openings are measured for the drawing; this is not a manufacturing survey for ordering those items.
Tolerance
Tolerance of the finished drawing: ±2 cm. Areas are indicative. Walls out of square and noticeable out-of-plumb are shown on the drawing or noted.
Trial holes (opening-up)
A trial hole is a small opening in a floor, wall or ceiling to establish the thickness and material of the layers: it is useful when a thick finish will change the dimensions after demolition, or when the build-up of walls and floor slabs needs to be known. Trial holes are made only with the owner's written authorisation. Making good the finish is not included unless agreed.
Nature of the drawing
The drawing is a record of the existing condition. It is not a technical document signed by a qualified professional and is not valid on its own for planning permission, the Catastro or the Land Registry, energy certification, building technical inspection (ITE/IEE) or valuation. It can serve as the base for the professional who signs those documents.
Photographs
During the visit, photos and video of the interior are taken in order to draw and check the drawing. They are handed over to the client and are not published or shown to third parties without written permission.
Price, travel and date
The calculator gives a guide price excl. VAT. The fixed price is confirmed in writing before the visit. Travel includes 35 km from our base; beyond that it is shown as a separate line. Outside Asturias we accept jobs of 300 m² or more. Delivery times in the calculator are estimates and are confirmed when we accept the job. Visits requested 2 days or less in advance carry a surcharge of 25%. The date chosen in the calendar is confirmed once we reply by email.
Discounts
A discount of up to 20% may be requested in exchange for something specific: a Google review after delivery, a flexible visit date (±1 week), several properties in the same order, or recurring collaboration. The reasons cannot be combined beyond that limit.
